10 Ways to Jump Start Your Real Estate Career in 2018
With the end of the year rapidly approaching now is the time to start planning on how to make 2018 your best year ever as a real estate agent. At the start of every year my goal is to make that year my best year ever in all areas of life: business, family, fitness, spirituality and every other area of life. While some may find this unreasonable I find that it is hard to stay stagnant. You are either moving forward or moving backwards so my goal is always to improve. Sometimes it is incremental and sometimes it is a huge jump. Today I want to give you ten tips to help make 2018 your best year ever in real estate.
Start tracking results
Begin by taking stock of where you are now versus where you want to be. Evaluate your current year goals and if you have met them. If you have not evaluate if that is a goal you still want or if something has shifted. Plan which goals you will try to accomplish to finish out the year and which ones you want to make longer term. Monitor your goals and track the things you need to do each day to accomplish them. Finally, track your bottom line. Too many agents focus on total sales and gross commission. Do better than most of the industry by tracking your profit and loss every month.
Set better goals
Too many people set goals that are too vague. Make yours specific, measurable and achievable. Instead of having a goal to increase sales set a goal of hitting 40% more than your prior year. Instead of having a goal to prospect more set a goal to prospect 3 hours a day for five days a week. If you set better goals you will get better results.
Hire a coach or mentor
You do not have to go it alone. Thousands of people have come before you in the same field and had great success. Let their success be a stepping stone for you and a way to compress time. Hiring a coach or mentor can allow you to learn from their experiences, gain valuable insights and get accountability.
Take some strategy classes
There are plenty of strategy classes available online and in person. Take advantage of them. Look in and out of the real estate industry. While you can learn a lot within the industry finding something outside of the industry that no one is doing could be a hidden gem.
Read some books
Leaders are readers. Reading is another great way to learn from others who have gone before you. If you want some ideas check out some of my recommendations for 2018 realtor books.
Get control of your time
Get control of your time so it does not control you. The best way I have done this is to get in a great morning routine such as the one described in Hal Elrod’s Miracle Morning. Do not let the first thoughts of your day be dictated by whatever pops up in your inbox or smart phone. Be intentional about how you spend those first moments. I like to spend a few moments in gratitude and a few moments thinking about what my top two or three results of the day should be. I also like to do some reading, writing and exercise. This helps set the tone towards my day and gets me heading in the right direction. Later on during the day I will block out an hour or less for email and other distractions that might come up.
Define your value proposition
Too many agents do not have a defined value proposition. You need to determine what you will offer your target market that makes you unique. If you have not done this take a look as the segmentation, targeting and positioning (STP) framework I have detailed in The HyperLocal, HyperFast Real Estate Agent. If you do not have an easily communicable value proposition for your market spend some time creating one for 2018.
Narrow your marketing focus
Too many agents try to be everything to everybody and end up not being anything to anybody. Make 2018 the year you do more by doing less. Pick a target market that you will enjoy working with and will be drawn to your value proposition. Again the STP framework in The HyperLocal, HyperFast Real Estate Agent is a great starting point for how to do this.
Make your first hire
Too many success agents hit a plateau because they are afraid to make their first hire. While market size will dictate the exact number, most real estate agents can make their first hire once they are doing two or three transactions a month. Real estate agents that fail to make their first hire will never have a business. At best they will have a high paying, but busy job and have trouble avoiding stress, burnout and making mistakes. By hiring and delegating tasks that are not worth your time or that you do not enjoy, your business will actually grow and your customer service will go up. Hire ahead of your needs and for your future vision.
If you do not get a coach you can still get accountability from a peer or social group. Tell the person or group your goals and the actions you will take to achieve them. Commit to a reward or punishment system and tell them about it. If you want, post your goals on the HyperLocal, HyperFast social media page. Getting more accountability will get you closer to your goals.
